Building a roster of trusted local service providers takes time. Start now, before something breaks at 11pm.

The starter roster (find these in your first 90 days)

  • Plumber — at least one trusted name. Even small leaks turn into emergencies.
  • HVAC tech — for furnace + AC. Annual maintenance contract is usually worth it.
  • Electrician — for the panel work, GFCI installs, ceiling-fan replacements.
  • Handyman / general contractor — for the dozens of small jobs that don't need a specialist.
  • Auto mechanic — not the dealer service department.
  • Lawn / landscaper — even if you mow yourself, you'll want one for big jobs.
  • Snow removal — in snow regions, contracts fill by October.
  • Pest control — quarterly contracts save money vs emergency visits.
  • Cleaner — if you use one; many work full-week schedules.
  • Pet sitter / dog walker — if applicable.

How to find ones you can trust

Three approaches, in order of reliability:

  1. Ask 3 neighbors — particularly long-time residents. The same names come up repeatedly.
  2. Community forum / local Facebook group — search by trade name; same providers get repeatedly recommended.
  3. The directory — search /listings for trade categories. Listings with multiple reviews and recent activity are the strongest signal.

Avoid: random Google ads, Angi/HomeAdvisor lead-gen sites (the providers pay for leads, not for reputation), and "best of [city]" award lists (usually pay-to-play).

What to ask before hiring

  • Are you licensed and insured? (Ask for proof; not just the answer.)
  • How long have you been in business locally?
  • Can I see 2-3 references from this neighborhood?
  • Do you provide written estimates before starting work?
  • How do you handle unexpected issues that come up mid-job?

Red flags

Demands for cash up front (especially large amounts), no written estimate, pressure tactics ("I can only do this price today"), no local reviews, lots of subcontractors you don't meet. Walk away.

What to do with a great service provider

Leave a review on their listing. Refer them to neighbors. They'll prioritize you when you call in a real emergency.
